Understanding your target market:

Once you know that you can legally rent your holiday home the next thing to consider is who you are going to rent to. This will effect how you manage and advertise your holiday rental.

With the introduction of low cost, "no frills" airlines, flights are now cheaper than ever making holiday rentals a popular alternative to package holidays. Finding out who to target audience is couldn't be easier... just look at who rents in the area at the present. You'll see that in most areas a large population of holiday rentals are aimed at the same type of clientele.

Just look at Florida for example. Most holiday homes in Florida are within easy reach of the main attractions, theme parks, golf courses and airports. Orlando, Kissimmee and Davenport are popular areas for this very reason.

Look closer at these properties and you will also see that almost all have a swimming pool, and many have plenty of games, playstations, large TV's and even themed bedrooms indicating that the majority of their guests are families with young children.

However, that doesn't mean to say that you have to do the same as everyone else. With some clever thinking and careful research you could make your home appeal to a completely different type of clientele giving your holiday home a "USP" (unique selling point).
